Repairing and Repainting Rendered Facades in Toorak

Toorak's facades are demanding work. Substantial rendered elevations, period detail that has often been repaired several times over a century, and owners who reasonably expect the result to look immaculate and stay that way. Almost all of that outcome is decided before any topcoat is opened.

The coating is not the variable

Committees and owners spend a lot of time comparing coating systems. It is largely the wrong focus. Any quality masonry coating over a sound, properly prepared substrate will perform well. The same coating over drummy render, unresolved cracking, or a wall that is holding moisture will fail regardless of price.

When a rendered facade fails early, the cause is nearly always that the preparation scope was thinner than the wall needed.

Sound the wall first

Rendered surfaces fail by losing adhesion to the substrate behind them. Tapping across the facade reveals it: delaminated render rings hollow, and it can be extensive in areas that look perfectly fine.

Every drummy section has to come off and be re-rendered. Coating over it means the coating leaves with the render, usually within a couple of years and usually in a way that looks worse than what you started with.

On a large Toorak elevation this check is not quick, and it cannot be done properly from the ground. If a quote arrives without anyone having physically been over the wall, it is an estimate of the paint, not of the job.

Understand the substrate you have

Period homes here rarely have one consistent render. It is common to find original lime-based render, later cement render patches, modern acrylic render on an extension, and several generations of coating over all of it.

This matters because these materials behave differently. Traditional lime render is soft and permeable by design, and it was intended to let the wall breathe. Patching it with hard cement render, or sealing it with a low-permeability modern coating, concentrates stress and moisture at the junction, and that junction becomes the next failure point.

Where a solid masonry wall has no damp course, which is not unusual in the oldest housing stock, breathability is not an aesthetic preference, it is what stops moisture accumulating in the wall. Matching repair materials sympathetically and choosing a permeable coating system is the right approach on those walls.

Read the cracking honestly

Fine crazing distributed across a rendered surface is generally cosmetic shrinkage and can be bridged by an appropriate flexible coating.

Cracks that follow a defined line, step diagonally from the corners of openings, track along a lintel or slab edge, or visibly open and close with the seasons are movement indicators. Filling and coating those hides the signal without addressing the cause, and they reappear. Those want proper diagnosis before anyone paints, and on a substantial home it is worth the engineering opinion rather than guessing.

Check where the water is coming from

Coating the outside face does nothing about water entering from above or behind. The recurring sources on grand rendered homes are parapets and their cappings, balustrades and balcony junctions, poorly detailed or perished flashings, blocked or overflowing box gutters, and perished sealant at window and door perimeters.

Sealant in particular has a life well short of a repaint cycle. Applying new coating over twenty-year-old perished sealant guarantees the next problem, and replacing it is unglamorous but genuinely load-bearing work in the success of a repaint.

At the base of the wall, look for a tide mark, salt deposits, or render breaking down in the lowest few hundred millimetres. Garden beds, paving and rendered plinths built up against a wall frequently bridge whatever damp course exists.

Preparation and materials

Wash thoroughly, because coating over chalk from a degraded existing finish bonds the new film to loose powder. Remove and replace drummy areas, treat cracks according to type, and make good around every penetration and sill.

New and patched render needs to cure before coating and needs a primer suited to a high-alkalinity surface. Rushing this produces patchy colour and premature failure, and on a large uniform elevation patchiness is extremely visible.

Then seal to even out absorption, so the topcoat does not soak in unevenly across old render, new render and previously coated areas.

Heritage considerations

Where a property is subject to heritage controls, and parts of Toorak and neighbouring Hawksburn and Armadale are, changes to a facade's appearance may require approval. Colour changes to a previously unpainted surface, and painting face brick, are the changes most likely to be caught.

It is also worth thinking carefully before painting any unpainted masonry. That decision is effectively permanent, since removing paint from brick or stone later is difficult and usually damages the face.

Colour on a large elevation

Big rendered walls read lighter and more saturated than a sample suggests, and deep colours on north and west elevations absorb significant heat, adding stress to the coating and the substrate. Test a generous area on the actual wall and view it at different times of day, and consider the wall, trim, roof and any decorative finishes together rather than in isolation.
